1. What does EUCOS Cooling as a Service (CaaS) mean?
EUCOS CaaS is a disruptive model that revolutionizes industrial and commercial climate control. Instead of purchasing a system (CapEx), you pay a fixed and predictable fee for the pure outcome: the guaranteed ideal temperature. We supply, manage, and maintain the system, assuming all operational and obsolescence risks, with a performance commitment defined by an SLA. It is an "all-inclusive" service that frees you from all complexity, allowing you to focus on your core business.
2. What is the difference between CaaS and traditional rental?
Traditional HVAC rental generally starts with the rental provider’s existing fleet: the supplier identifies, among the units available at that time, the one that can be adapted to the client’s requirements. This approach is effective for emergencies, breakdowns and temporary needs, but it may require compromises in terms of sizing, efficiency, configuration, controls and compatibility with the site. Fleet availability can therefore influence the proposed solution more than the project’s specific requirements.
EUCOS Cooling as a Service does not start with a machine to place. It starts with the operational outcome the client needs to achieve. We assess temperatures, loads, usage profiles, required continuity, site characteristics and medium- to long-term operating requirements. We then compare manufacturers, technologies and configurations available on the market to select the solution best suited to the specific application.
These conditions are formalised in the Operating Envelope and translated into contractually defined performance, availability and support levels through the SLA. The fee covers more than the use of the asset: it also includes ongoing management, routine and extraordinary maintenance, technical support, extended warranty, insurance coverage, remote monitoring and management of technical risk within the agreed scope.
The difference is not simply the addition of more services to a rental agreement. It is the shift from selecting a machine among those currently available to selecting and managing an HVAC solution around the client’s actual requirements. We do not adapt the requirement to the machine; we select the machine according to the performance it must deliver. And because we are not tied to any single manufacturer, the entire market is our catalogue.
3. What are the financial benefits of the EUCOS CaaS model?
The traditional model requires an upfront investment and ties the company to an asset exposed to extraordinary maintenance, obsolescence, and operational risks. EUCOS CaaS replaces the initial purchase with a clear and predictable periodic fee, preserving liquidity and investment capacity. Depending on the contractual structure and the applicable accounting standards, the fee may be treated as an operating expense. The relevant accounting and tax treatment should be assessed by the client with its professional advisers. The service includes contractually defined performance commitments, responsibilities, and service levels.
4. Is CaaS also a solution for energy efficiency and sustainability?
Yes. We select high-efficiency, 100% electric equipment using low-GWP refrigerants, eliminating direct on-site emissions generated by combustion processes. Continuous monitoring and operational optimisation can help reduce energy consumption compared with the initial situation and provide measurable data to support the company’s energy and environmental objectives. Expected results are assessed during the initial evaluation and depend on the existing system, operating profile, site conditions, and the agreed Operating Envelope.
Section 2: Our Process and Service
5. How does the EUCOS CaaS service activation work?
Our process is designed to be fast, transparent, and predictable. We complete the technical assessment and deliver a proposal within 30 days. Service activation typically occurs within 90 days of final approval, subject to equipment availability and site readiness.
It is divided into 4 phases:

Discovery & Operating Envelope: Listening to your needs, technical analysis, and joint definition of the service's operational perimeter (OE).

Clear Proposal & Digital Contract: Presentation of an all-inclusive offer and digital signing of the Service Level Agreement (SLA).

Delivery, Commissioning & Go-Live: Equipment delivery, flexible installation (by you or us), commissioning, and activation of the EUCOS Box telemetry.

Proactive Management & 24/7 Optimization: Continuous monitoring via the EUCOS Field Sense IoT platform, predictive interventions, and constant performance optimization.
6. What does the "all-inclusive" fee cover?
Our monthly fee covers every aspect necessary to guarantee you the ideal climate:

Provision and use of the equipment for the duration of the service.

Routine, extraordinary, preventive, and predictive maintenance.

Comprehensive All-Risk insurance on the system.

Extended equipment warranty for the entire contract duration.

The electricity consumed remains the client’s responsibility, although EUCOS supports its optimisation. Other exclusions include consumable materials such as air filters, installation and ancillary works unless expressly included in the proposal, wilful damage, and anything falling outside the agreed Operating Envelope.
7. What is the Operating Envelope (OE) and why is it important?
The Operating Envelope (OE) is the key document that defines the operational perimeter of your climate control service. It formalizes your needs (e.g., temperature set-points, usage profiles, environmental constraints) and service KPIs. It is the reference point for the stability of the fee and the transparency of our partnership, ensuring you receive exactly the agreed-upon outcome without surprises.
8. What is an EUCOS CaaS Service Level Agreement (SLA)?
Our SLA is a binding agreement that defines the minimum guaranteed service levels, ensuring your complete peace of mind. It includes:

Guaranteed Uptime: Minimum operating percentage of your system.

Response Times: Maximum reactivity of our team in case of an alert.

Restoration Times: Maximum duration for resolving an anomaly.

Automatic Service Credits: A protective mechanism that activates automatically in case of deviations from the agreed-upon metrics.

9. What equipment can I choose?
We are not tied to a single manufacturer. Our independence allows us to select the best HVAC technologies available on the global market, based on your specific needs. We only propose high-efficiency chillers, heat pumps, air handling units, direct expansion VRF systems, and precision air conditioners, selected for reliability, performance, and manufacturer support. Everything is integrated into our service and our EUCOS Field Sense digital platform.
10. Is the service available everywhere?
The EUCOS Cooling-as-a-Service model is designed for nationwide deployment. Prior to issuing a formal proposal, we perform a site-specific audit to confirm active technical coverage, required engineering capabilities, spare parts availability, logistical conditions, and enforceable response and restoration SLAs. EUCOS remains your single point of contact and sole contractually accountable partner. Field operations are executed either directly by our internal engineering team or through authorized vendor service centers and qualified local partners, selected based on site location and installed technology. Following this audit, we define site-specific, realistic, and contractually binding SLAs. For multi-site enterprises—including facilities operating across different European countries—we develop a coordinated coverage strategy, pre-verifying applicable service levels for every location.
Section 3: Duration, Flexibility, and End of Service
11. How long does an EUCOS CaaS agreement last?
The duration is defined for each project and typically ranges from 3 to 10 years, depending on the selected equipment, site conditions, Operating Envelope, required service level, and financial structure of the project. The purpose is not to finance the purchase of a machine, but to ensure the long-term availability of an efficient HVAC solution maintained and managed by EUCOS. The duration, fee, responsibilities of the parties, and end-of-contract options are clearly defined in the proposal and service agreement.
12. What happens if my needs change over time?
Our model is inherently flexible. If your operational needs (loads, set-points, usage profiles) change, a simple Change Order will allow us to quickly adapt the Operating Envelope (OE) and, if necessary, the system's capacity. The contract evolves with your business, without the need for complex renegotiations.
13. What happens at the end of the contract?
At contract expiration, there is no fixed pathway: together, we evaluate system performance and your company’s evolving operational needs.
You can choose to:

Renew the service while retaining the existing setup;

Scale or upgrade the solution through technology refreshes, additions, or equipment replacements;

Return the asset, with collection coordinated by EUCOS under the agreed contract terms;

Purchase the equipment based on its fair residual value and agreed terms.
This ensures your climate infrastructure evolves alongside your business—without locking you into ownership of outdated technology.
14. Can I purchase the system at the end of the contract?
Our model is not designed for the sale of hardware, but to offer you a continuous and high-performing service. However, should you prefer to purchase the system, we would be pleased to evaluate a specific offer, taking into account any residual value of the equipment.
